Hor Al Anz is a neighbourhood in East Dubai within the Deira area. It’s approximately 4 square kilometres in size and is one of the most densely populated areas in Dubai. Hor Al Anz is one of Dubai’s oldest areas so the buildings are low rise with small apartments and low yearly rents. It is considered working class neighbourhood.
Most residents of Hor Al Anz are single men or what is often known as ‘forced bachelors’ - men who live here whilst their families are back in their home country. In Hor Al Anz, flat sharing is common with many people sharing apartments (where they are permitted to do so) to make the most of the considerably cheaper rent afforded to them in Hor Al Anz.
Flats for rent in Hor Al Anz are mostly found as studios, 1 and 2 bedroom. However there are a number of 3 and 4 bedroom apartments as well. Whilst larger flats may suit families who need the space, the area may not have the same family friendly vibe as other parts of Dubai and these apartments are more appropriate for single workers and bachelors. These flats don’t come furnished but with most being occupied by a number of people at a time, costs to furnish the place and for bills are spread amongst the tenants.
There are barbers (aka gents saloons) dotted all over this small part of Dubai and lots of grocery shops, cheap eateries and even a big supermarket. It caters very well to the working man with simple needs. Hor Al Anz is definitely vibrant with a constant social buzz, in particular on street corners and throughout the evening and into the night. This is a means of socialising amongst the local residents, most of which are men who have left their families behind in their home countries. It is definitely walker friendly and the area has 2 metro stations nearby: Abu Baker Al Siddique Metro and Abu Hail Metro.
Hor Al Anz is well known for cheap rent so landlords are not quick to jump at rental increases but any tenants who do receive a notice of a rental increase, should check the RERA rental increase calculator which will indicate whether the increase is permitted or not. If required, a rental dispute case can be filed with RERA for further mediation and resolution.
Apartments for rent in Dubai have costs that vary from all sides of the spectrum and the flats in Hor Al Anz tend to be on the cheaper side by far. When one chooses to rent a flat in Hor Al Anz, it will more than likely be with other people and will present itself as a highly cost effective housing option. For anyone working in Deira, living in Hor Al Anz is perfect though workers in Bur Dubai will also find this part of town relatively convenient to access via the Dubai Metro. Cheap rent, cheap food and an always busy atmosphere are just some of the ways to describe Hor Al Anz, one of the oldest neighbourhoods in the emirate of Dubai.
