It’s ideal for families with children and pets, as well as for individuals who prefer a quiet, peaceful environment. Damac Hills feels like a completely different side of Dubai compared with most of the city. It’s very green, calm, and feels a lot more family‑centric and pet‑friendly than the busier urban areas. The community is well kept, security feels solid, and there’s a real effort put into maintenance and standard of life around you. It’s definitely a car‑dependent place. There’s no metro access nearby, so commuting to central areas easily takes 30 to 40 minutes on most days, and getting around without a car isn’t very realistic. The villas and townhouses are spacious, many with golf or landscaped views, which makes the whole area feel open and relaxed. Overall, Damac Hills gives off a calm, green, residential vibe that feels very different from the busier parts of Dubai.

I've been living in Golf Vita for nearly a year now, and every time I step inside, I can't help but appreciate the fact that it's my home. This place truly has it all - there's a mall, cafes, restaurants, grocery stores, pharmacies, parks, barbecue spots, stables, a golf course, and it's incredibly pet and kid-friendly. It feels like a small city in itself. The balconies offer ample space, and the views are absolutely breathtaking. In our one-bedroom apartment, we're spoiled with a roomy wardrobe and a hotel-like bathroom complete with a shower. The kitchen is a tad small, especially if you have a lot of appliances, but it gets the job done. The neighborhood is filled with friendly people, and there's always something fun happening in the community. The only drawback is the maintenance costs, which can be a bit steep, but we've found ways to manage them. If you enjoy having friends over, there's no need to worry about parking, as there's a designated lot for guests. All in all, I'd highly recommend this community, especially for families. It's been a great experience living here.

Offcourse damac hills. Its exclusive with a lot of greenery. Damac lagoons are 9000 units with very high foot step congested community.

For most investors, DAMAC Hills is the safer investment: More predictable rental income. Lower vacancy risk. Better resale liquidity. Established amenities and infrastructure. If your goal is to maximize long-term appreciation and you're comfortable with a higher-risk, higher-upside investment, DAMAC Lagoons is compelling, especially as more clusters are completed and the community matures.

My choice in 2026: DAMAC Hills. It offers a better balance of rental demand, resale liquidity, and community maturity, while DAMAC Lagoons remains more of a growth play.

If I were choosing in 2026, I’d pick Damac Hills for a safer investment and more established lifestyle. I'm not fully clear on how Damac Hills 1 and 2 differ in practice. Which would you recommend as an investment right now and why?

The location, there is no comparison. Damac hills 1 is a luxury community minutes away from Dubai skyline. Damac hills 2 is very far and country side community with a lot of townhouses.

If I had AED 1.2–2 million, I would personally choose DAMAC Hills 1—particularly a well-priced 1-bedroom apartment in Loreto, Golf Promenade, Golf Horizon, Golf Panorama, or Jasmine. The community is proven, demand is consistent, and vacancy risk is generally lower. If I had AED 600,000–900,000 and wanted to maximize cash flow, I'd consider DAMAC Hills 2, provided I selected a completed building or a townhouse in a desirable cluster rather than buying solely because it's inexpensive.

DAMAC Hills 1. Better location, stronger demand, and better long-term capital preservation, even if the rental yield is slightly lower.

If I were investing today, I’d choose Damac Hills 1. It’s a mature community with stronger rental demand, better amenities, and more stable resale values. It’s generally the safer investment. Overall, I’d say the build quality is good for the price, especially if you budget for routine maintenance. The most common issues I come across are waterproofing and occasional AC maintenance rather than major structural defects. Before buying, I always recommend checking for outstanding service charges, whether the unit has district cooling, parking allocation, and the property’s maintenance history. For villas and townhouses, it’s worth inspecting the waterproofing, while apartment buyers should have the AC system checked. I’ve lived in a DAMAC property myself and would be comfortable buying one, provided the property has been properly maintained and if it’s under warranty.

Build up quality is fair enough, just check the average seepage if there and asknto seller to do all this if possible

Damac build quality is at a consistent high quality level. Before buying a property i would call a contracting or snagging company to do some checks. Each property is different and quality can depends on specific clusters, age and maintainencen from owner. These contracted companies can check roofs, waterproofing, plumbing, window/ door seals, drainage etc. They can advise on factors that aren’t as eye noticeable and can help in choosing the best and most suitable property for you and your requirements.
