• As well as operate the restaurant for incoming customers, the restaurant operation will cater for guests’ breakfast, room service and other needs throughout the day. The operator will be permitted to use the upstairs section of the premises for private events and normal restaurant operation

• Operation will be permitted to obtain an alcohol license

• It is desirable that the operation sell shisha in the upstairs outdoor area

• The operation will be permitted to set up a delivery operation - the location is perfect for tapping into local markets such as Al Hamra, Mina Al Arab and Marjan Island

• The kitchen is new and fully fitted out (equipment is included in the rental agreement)
presenting a massive cost saving

• Rent free period for fit out negotiable

• The hotel owner will make the final approval

• Minimum rental term is five years with advance agreement of incremental rent increase

• Yearly Rent 1,350,000 AED – (this excludes standard real estate fees)
