Al Qusais is a small area in Dubai that hugs the border with Sharjah and is near the Dubai International Airport. Mostly residential in purpose, the area has many low rise apartment buildings offering affordable flats for rent in Al Qusais as well as lots of shops and eating establishments.
One won’t find villas in the area as this older part of town essentially housed lots of people in its many older looking apartment buildings. If you’re keen on villa life, you may wish to look elsewhere - a good suggestion is the villas for rent in Mirdif where one can enjoy suburban living at a reasonable price.
Al Qusais is often spelled Al Gusais due to the local Arabic dialect and is often just shortened to Qusais by locals. It’s home to a lot of families and couples and most people tend to also work nearby in Deira and Bur Dubai. It is located between Sheikh Mohammed Bin Zayed Road and Al Ittihad Road so it’s easy to get around anywhere in Dubai and even to go north to Sharjah and other northern emirates.
Al Nahda Road also runs along one side of Al Qusais and you can catch a metro ride from any of the 5 Dubai metro stations that can be found along this road. Residents of Al Qusais are certainly spoilt for choice in this regard and it makes for very convenient access to public transportation.
Interestingly, Al Wasl properties for rent in Qusais is a popular search by people looking at rental properties in the Al Qusais area or vicinity and specifically those that have been developed and managed by master developers Al Wasl Properties. There’s many of these flats for rent in Al Qusais that bear the hallmarks of Al Wasl Properties.
When looking for a property for rent in Al Qusais, one will find apartments are the dominant property type.

Out of the plethora of apartments for rent in Dubai, these are some of the older and more affordable types available.
Renting a property in Al Qusais means your tenancy is governed by Dubai’s rental laws. It means that you’re able to file a rental dispute case against your landlord should any issues arise that are unable to be resolved. It also means that your rent can only be increased according to the rental increase calculator which determines if rent can be upped and if so by how much. This issue is the #1 reason why rental dispute cases are filed. A good thing to do is to make copies of all paperwork and communication and to also submit EJARI registration at a typing centre. This will get you an EJARI certificate which is the Dubai government’s official record of your tenancy and something you will need in the event you have to go before the rental disputes committee.
