Al Bateen Residences

Amazing location and property. Unfortunately doesn't match standards of luxury service. Public areas being looked after but they don't allow engineering into the apartments. So even if you have an emergency ceiling lick or any other problem, you have to look for third party maintenance company. Management is not helpful at all and don't use common sense in case you need any help. Everything is by the book and no one is willing to be flexible to make your living experience smooth and pleasant. Traffic on a weekend and holidays is horrific! The privat beach which was few years back clean and spacious now shared with Hilton and huge property Address JBR. A lot of boats and jet ski around.

I have been living in Al Bateen for the last 5 years and we are definitely happy with our kid. It is in the middle of the social life, one of the best districts in Dubai.

I’m so happy to live in a spectacular tower right on the beach in a great location as 5 star hotels. The apartment has a stunning view from each corner.I can get melted with the view of amazing Burj al Arab,Palm Jumeirah,panoramic wheel and the beautiful sea thrue the floors to ceiling window which giving lot of brightness to to the apartment. I would highlight the exeptional facilities too! I could’nt immagine anything better!

Lived in the building for 6 years since it was launched. There were a few teething issues in the first 18 months (mostly maintenance issues), but they got resolved. There's a new management company a few years ago managing the building and everything is pretty much perfect since then. Love the private beach and alcoholic bar, massive residents pool and decent gym (although it could be bigger). Reception area probably needs an upgrade, but the location and positioning of the tower is ideal. We get hotel facilities too which is a bonus, especially coffee shop deliveries and discounts in the FnB outlets. Our kids love the community and they're always down playing in the garden in the afternoons. Very safe and family oriented.

Truly suggested this wonderful minimalistic building right on the beach which has amazing facilities(32 meter long pool,gym with breathtaking view ect.) The most wanted location,like living every day as a splendid holiday.

Wonderful and huge infinity pool by the beach with a direct and private JBR beach access straight from the infinity pool. Connected to the double Tree hotel restaurants offering special discount to Bateen residents. No traffic to enter or exit the building. Amazing sea views and Bluewater island views. Wonderful location to watch JBR stunning fireworks. Amazing life style a few footsteps from the buzzing JBR walk.

At the beginning Al Bateen had few issues like any other new building in Dubai but all has been now resolve It is the greatest place to live in JBR with a friendly community gathering around the pool and the private beach. Walking distance from the walk restaurant...I would be very sad to leave this place.

This property is amazing, bang on JBR walk. We chose this apartment as we like to walk and not drive everywhere. In the beginning, like any new building , we had some snagging issues. These have over the period of time resolved, like bad smell, beach cleaning, swimming pool chiller, lobby furniture, fire alarm system, flooding in basement, these have all be worked upon. JBR has a amazing view of the dubai eye. We absolutely love our nest here.

Many, many apartments have a huge problem with the stench of sewage (not just a little whiff but overwhelming stink for hours). Lots of things have been tried, nothing helped. Building generally of very poor quality. Flooding and sewage in basement carpark. Fire alarm goes off all the time including at 4am. Lots and lots of construction going on around it too. Private beach - rubbish. Everyone uses it. The sand is still full of building rubble 3 years after construction was finished. Not recommended.

Best years of my life living here. Most amazing beach lifestyle experience. This place brings me back to my younger years and is so lively, truly love this place.
