What you need to know about Al Jaddaf

Al Jaddaf sits along the western bank of Dubai Creek, tucked between Oud Metha and the Business Bay Extension. Its name translates to “The Rower,” a nod to the area’s history as a dhow-building site and the home of the Dubai Ship Docking Yard. Today it blends that maritime heritage with fast modern development, giving the neighborhood a character that feels both rooted and forward-looking.

The area is organized around a few distinct zones. Dubai Culture Village, also known as Jaddaf Waterfront, anchors the creative side with waterfront residences and galleries such as the Jameel Arts Centre. Dubai Healthcare City Phase 2 takes up a large section inland, pairing a comprehensive medical ecosystem with a fast-growing cluster of residential towers. Between them you’ll find a hospitality corridor along the Creek, established low-rise pockets near Al Jadaf Metro Station, and newer high-rise communities from developers like Binghatti, Azizi, Ellington, and Kasco.

It’s an area that suits young professionals, couples, and families who want a central address without the Downtown Dubai price tag. Business Bay, DIFC, and Dubai International Airport are all a short drive away, while daily life is rounded out by Zabeel Stadium, the Mohammed Bin Rashid Library, padel and tennis courts, and Creek Park Beach just minutes away.

Connectivity is one of Al Jaddaf’s strengths. The Green Line’s Creek and Al Jadaf metro stations bookend the community, bus route C4 links it to the wider city, and Sheikh Zayed Road (E11) and Dubai–Al Ain Road (E66) put the highway network within easy reach. Healthcare is practically on the doorstep, with Hamdan Bin Rashid Cancer Hospital, Clemenceau Medical Center, Latifa Hospital, and Mediclinic City Hospital all under ten minutes by car.

One of the best areas of Dubai - I lived here for around 4 years. Pretty good residential hub with many apartments and waterfront community. Easily accessible via Metro, couple of nearby attractions as well - Jameel Arts Centre, MBR Library etc. In short - a very easy to commute central location and quite ideal for young professionals and families. Great central location with very quick access to Downtown and Al Khail Road. The building is modern and the skyline views are a plus, but the immediate area is still developing, so it lacks a walkable neighborhood vibe.

Property types in Al Jaddaf

Al Jaddaf is overwhelmingly an apartment community, with mid-rise and high-rise towers lining the Dubai Creek waterfront and extending into Dubai Healthcare City Phase 2. The area is freehold for overseas buyers, and most buildings completed since 2017 come with contemporary facades, smart-home features, and resort-style podium amenities. A smaller layer of hotel apartments fills out the rental market, while penthouses and duplexes sit at the luxury end.

Apartments range from compact studios of around 290 to 550 sq ft up to three-bedroom units above 2,500 sq ft. Binghatti is the dominant developer here, with a long line of towers including Binghatti Avenue (a 34-storey, 678-unit building from 2022), Binghatti Gateway, Creek, Cullinan, Ghost, Starlight, and Twilight by Binghatti, among others.

Azizi adds Farhad Azizi Residence, Azizi Aliyah, Azizi David, and Creek Views 2; Dubai Properties delivered the four-tower Dubai Wharf waterfront community in 2017; and Ellington built Art Bay East and West. Other notable addresses include Volna and Val by Kasco, Boutique 23, O10, and Jaddaf Views.

At the premium end, Kempinski Residences The Creek and Affini Tribute Portfolio Residences offer branded, hotel-serviced units. Most buildings come with pools, gyms, kids’ play areas, covered parking, and 24-hour security, and units tend to feature open-plan living, floor-to-ceiling windows, built-in wardrobes, and balconies with creek or skyline views.

Sale prices start from around AED 495,000 for a studio for sale in Al Jaddaf and climb toward AED 39.5 million for the largest branded residences, with a community-wide median near AED 1.44 million, generally below neighboring Business Bay and Dubai Creek Harbour, which makes Al Jaddaf a more accessible way into waterfront living.

Penthouse stock is limited but concentrated in the most upscale towers. Kempinski Residences The Creek offers large duplex-style penthouses with creek views, sizes above 2,700 sq ft, and prices climbing past AED 10 million, while Binghatti Pinnacle and Art Bay West list select upper-floor units with three bedrooms, double-height ceilings, and premium finishes. Expect private terraces, panoramic views toward Downtown Dubai and the creek, and branded concierge services in the Kempinski towers.

Duplexes show up mainly in Kempinski Residences The Creek Tower 1, where two- and three-bedroom layouts run from roughly 1,300 sq ft to over 2,700 sq ft. These fully furnished homes include creek-facing terraces, high-end kitchens, and hotel-managed amenities, with prices starting near AED 4.8 million and extending beyond AED 10 million.

Several branded hotel-apartment buildings suit corporate tenants and short-stay visitors. Element by Westin offers furnished studios and one-bedroom suites from around AED 90,000 a year, Marbella Holiday Homes provides serviced units from about AED 120,000, and Al Jaddaf Avenue runs furnished studios and one-bedrooms from near AED 57,000. These typically include housekeeping, concierge, gym, and pool access. Palazzo Versace Dubai adds a five-star dimension within the broader community, though its residential inventory is managed separately.
