Al Barari is located in Dubailand and is one of Dubai's greenest communities. Roughly 60% of its 15.3 million square feet is set aside for landscaped gardens, themed botanical zones, lakes, and freshwater streams.
The name translates to "wilderness" in Arabic, and you can see that throughout the development, from the 500-plus plant species to the low-rise architecture that keeps homes tucked into the greenery instead of rising above it.
The development comprises both villas and apartments, designed with modern architecture to create comfortable living spaces. Many properties have access to private gardens or terraces to enjoy outdoor living with stunning views of nearby lakes and green spaces.
Al Barari is divided into six subcommunities: Seventh Heaven, The Nest, Ashjar, The Reserve, The Residences, and The Neighbourhood. It works well for families and buyers who want privacy, mature landscaping, and a quieter pace without leaving Dubai.
Prices of properties for sale in Al Barari range from AED 2.3M to AED 145M, with a median of AED 8.67M. A total of 252 listings are available. 140 properties have been listed for sale in Al Barari over the past 30 days. Across all listings, 77% are verified and 92% are listed by SuperAgents.

I have visited this area in person recently. Very impressed with location, high level planning build considerations which combine build quality, architectural variety, green spaces, ease of transport connectivity, close to city ammenities, investmebt potential; the main things I look for to invest in property. Privacy with exclusivity feel whilst driving/walking the area. We stopped at wonderful restaurant alongside a woodland river/lake oasis within the development to help understand the overall feel of living here. We were left impressed and would look to invest here.

Al Barari is built around a low-rise, gated mix of villas and apartments spread across six subcommunities, with roughly 60% of the 15.3 million square foot site given over to themed gardens, lakes, and freshwater streams. Al Barari Development Company keeps the architecture horizontal and garden-facing, so most homes open onto private terraces, plunge pools, or landscaped courtyards.
Most apartments in Al Barari sit in Ashjar and Seventh Heaven, with extra low-rise blocks in The Neighbourhood. Ashjar buildings offer one, two, and three-bedroom layouts, plus rare duplexes, with plot sizes from about 1,900 to 4,200 sq ft and floor-to-ceiling glass over the botanical gardens. If you need more space, Seventh Heaven runs larger, with two and three-bedroom units and penthouses up to 16,400 sq ft, including ground-floor homes with private gardens close to 9,000 sq ft. The Neighbourhood B2 and C1 add smaller one and two-bedroom apartments and duplexes.

Villas are the signature product here. You'll find them across several developments such as Chorisia 1 and 2, Jasmine Leaf, The Nest, Lunaria, and Les 8.
Chorisia 1 and 2 cover four- to six-bedroom semi-detached and standalone villas from roughly 4,700 to 7,000 sq ft. Jasmine Leaf runs from five to seven bedrooms on plots up to 16,400 sq ft, and The Nest offers four to five-bedroom homes averaging 10,000 to 17,000 sq ft.
At the top end, Lunaria, Altissima, Les 8, Desert Leaf, and The Collection deliver six- and seven-bedroom mansions with private gyms, cinemas, basements, and plots stretching past 25,000 sq ft. All villas come with landscaped gardens, private pools, and direct access to the lakes and jogging trails. Villa pricing sits meaningfully higher than Tilal Al Ghaf and Jumeirah Golf Estates for comparable bedroom counts, in line with Al Barari's low density and garden ratio.
Explore:
Seventh Heaven is Al Barari's penthouse address, with four-bedroom top-floor residences reaching around 16,400 sq ft. These homes include private rooftop terraces, multiple living areas, maid's quarters, and long views over the community's lakes toward the downtown skyline.
Penthouses here price at a premium to standard Seventh Heaven apartments, though still well below comparable sky homes in Palm Jumeirah when measured against private outdoor space.
Al Barari suits families and buyers who want space, quiet, and greenery, with roughly 60% of the community given over to gardens, lakes, and freshwater streams across its 15.3 million square feet.
The Farm and Heart & Soul Spa sit inside the community, and villas in Chorisia, The Nest, Jasmine Leaf, and Desert Leaf offer private pools and gardens. It's a weaker fit for renters on a tight budget or anyone who wants a metro station on the doorstep, since Al Barari is car-dependent and served mainly by Sheikh Mohammed Bin Zayed Road.
Yes, Al Barari is one of the most expensive areas in Dubai. Villa prices span roughly AED 15M in Chorisia 1 up to AED 145M in The Collection, with a community median around AED 9.28M, and Ashjar apartments for sale trade between about AED 4.5M and AED 16M.
Al Barari is a designated freehold community, so residents and overseas buyers can own villas and apartments outright. Ownership covers homes across Seventh Heaven, Ashjar, The Nest, The Reserve, The Residences, and The Neighbourhood.
Al Barari translates from Arabic as "wilderness," a nod to the developer's plan to build a green retreat with themed gardens, more than 500 plant species, lakes, and freshwater streams inside a working city. The name reflects the ecological brief that shaped the community's 60% green cover.
