Jumeirah is an area in central Dubai, on the coast of the emirate which is divided into 3 areas: Jumeirah 1, Jumeirah 2 and Jumeirah 3. In the earlier days of Dubai, this was the main area of residence for expats who worked in Dubai and it remains a firm favourite for expat families who have long term plans to live in Dubai. It’s also still one of the most exclusive areas to rent a villa in Dubai due to its heritage and is also on the higher end in terms of yearly rent amounts.
Villas are essentially the main property to rent in Jumeirah and are available in compounds or standalone villas. Compounds can have anywhere between a handful of 5 villas or something more elaborate with 40 to 50 villas. The main difference is in the availability of facilities and the fact that when you rent a villa in a compound, you tend to deal with 1 central management agency whereas renting a standalone villa means you will deal with the landlord directly themselves. Standalone villas often come with their own pools whereas residents of compound villas in Jumeirah share a communal pool.
Rental villas in Jumeirah are very large and spacious with 4, 5, 6 and even 7 bedroom villas found in plentiful supply across this 6 square kilometre strip. Maids rooms are common as are lovely backyards and pools in some cases.
Villas are designed using local and modern influences however their exteriors and interiors can differ considerably because most villas come unfurnished so residents take full advantage to fill out their house to their liking.
Jumeirah is a very convenient location in that it has access to everything you could possibly need from salons to grocery stores; from medical centres to world class restaurants and cafes and they’re all either on Jumeirah Beach Road or Al Wasl Road. Living in Jumeirah also means quick easy access to Jumeirah Beach which is famous for being a long stretch of pristine sandy shores and clear blue waters. Jumeirah is home to the iconic Burj Al Arab which is synonymous with the Dubai, the stylish Jumeirah Beach Hotel next door and the Madinat Jumeirah district which has world class entertainment and dining options.
When renting in Jumeirah, have you paperwork in order, make lots of copies and submit your EJARI registration as soon as possible after signing. You’ll get an official EJARI certificate which comes from the Government of Dubai to acknowledge your tenancy and make it official. In the event that you run into issues with your landlord, you can file a rental dispute - and most disputes tend to be due to illegal rental increases so if you find that you’ve been given a rent increase, check the RERA rental calculator. It’ll tell you if the proposed increase is within the scope determined by the Dubai rental index. You can then take it from there with your landlord and come to a workable solution.
