Al Satwa is one of the oldest areas in Dubai and is often shortened to simply Satwa. It is located southwest of Bur Dubai, near Jumeirah 1 and right near Sheikh Zayed Road and the famous WTC Roundabout.

Satwa is not freehold which means landlords are Emiratis and they can sometimes own the entire building, not just an apartment or two. Rental increases are governed by the rental index of Dubai so if you’re given notice, do check the rental calculator to see if it is valid in every sense. Be sure to also go to a typing centre to get your EJARI certificate which is the Dubai Government’s official record of your tenancy. The certificate will be needed if you need to file a rent dispute case.
