Al Satwa is one of the oldest areas in Dubai and is often shortened to simply Satwa. It is located southwest of Bur Dubai, near Jumeirah 1 and right near Sheikh Zayed Road and the famous WTC Roundabout.
Satwa is a high density neighbourhood with low rise apartment buildings where the overwhelming majority of the population are expats mostly from South East Asia.
Satwa is known for its many cheap eateries, discount and variety stores and for being a place that is always on the go. It’s also known for having affordable, cosy accommodation which appeals to singles, young professionals and small families. Flats for rent in satwa are commonly found in studio and 1 bedroom varieties with 2 bedroom flats available in shorter supply.
Satwa is not entirely pet friendly however there are great parks to visit with kids such as Satwa Park 3 and the very popular Al Khazzan Park near the City Walk side of Satwa. When it comes to icons of Satwa, the Ravi restaurant is a must visit and is always busy with tourists and locals alike. It’s been in operation for over 30 years and has a few sister outlets across Dubai however the Satwa branch is the headquarters.
There’s also the Satwa Plant Nursery where you can make your thumbs green for a bargain.
Flats for rent in Satwa are found all over from the Al Hudaiba area, to the Al Diyafah area to Satwa Road. Depending on location you can get access to 3 different metro stations from World Trade Centre, Emirates Towers and Financial Centre.
Satwa is not freehold which means landlords are Emiratis and they can sometimes own the entire building, not just an apartment or two. Rental increases are governed by the rental index of Dubai so if you’re given notice, do check the rental calculator to see if it is valid in every sense. Be sure to also go to a typing centre to get your EJARI certificate which is the Dubai Government’s official record of your tenancy. The certificate will be needed if you need to file a rent dispute case.
