• After a tenancy contract expiry, both parties have a 90-day grace period to renew it. If not done within the specified timeline, the authority may impose fines. The renewal requires negotiation on new terms and attestation of a renewed tenancy contract with Sharjah City Municipality.
• Depending on the case, Sharjah City Municipality offers two types of tenancy agreements: residential and commercial.
• The renewed tenancy contract is valid for a period of one year.
• Users can renew tenancy agreements online using Sharjah City Municipality’s website or by visiting Tasheel centres.

• Go to the Sharjah City Municipality website.
• Under the ‘Smart Services’ section, find ‘Renewal of Tenancy Contract for Residential’ or ‘Renewal of Tenancy Contract for Commercial’.
• Applying for the first time? Register on the portal.
• Log in to the portal using the set details.
• A form will appear. Fill out the form and provide all the details, including:
  • Lessee/lessor information
  • Rent information
  • Rental property details
  • Any other information
• After this, both the tenant and landlord need to sign the form.
• Upload the required documents and signed form.
• Hit on the submit button.
• Pay the fees using a tasheel card or credit card.

Tenancy renewal in Sharjah can be done using the in-person service. Visit the nearest Tasheel centre and follow the below process to get the renewal done:

• Visit the nearest Tasheel centre.
• Go to ‘Contract Attestation Department’.
• Ask them for a ‘Residential/Commercial Tenancy Renewal’ form. 
• Fill out the form by providing the details. 
• The landlord and tenant will then sign the form.

Required Fees

Here is the list of fees to renew a tenancy contract in Sharjah:

• There is no service fee for both online and in-person services.
• The attestation fee is 4% of the annual rent and must be a minimum of AED 500.
• For in-person service, the form fee is AED 100.
• Other Fees: These are applicable for tenancy contracts with multiple units under one agreement:
  • For more than one unit, the required fee is AED 100 per unit in addition to the normal fee.
  • For multiple units with a tenancy term of above one year, AED 100 per unit is the additional fee charged.

• For tenancy contracts e-system annual subscription, the person applying must be a real estate office. They must be specialised in leasing lands and managing properties and other real estate. Additionally, they should have a valid trade licence from the Sharjah Economic Development Department.
• If a third party logs in to a subscriber’s account, the subscriber will be responsible for it. This means for any criminal and civil legal issues, the subscriber will be held responsible and no claims will be made to third parties. Moreover, the authority will not wait for judicial rulings.
• The users must refrain from using wrong information or forged attachments to use any E-service. Under such circumstances, the Municipality has the right to inform relevant authorities of the misuse and can also impose fines on the user.
• If a subscriber pays on behalf of a tenant, they will be held responsible for collecting fines and fees from the tenant. In case of a dispute with the third party, the subscriber does not have the right to file claims against the Municipality. However, the municipality can do so.
• Sharjah Municipality will not be responsible for financial loss during e-transactions.
• If a user fails to renew the tenancy agreement on time, fines may be imposed.
• The fees for paper contracts and e-contracts are the same.
• Refrain from breaching laws and misusing government data. In case of such misconduct, the municipality can impose fines and also report the case to relevant authorities.
• E-subscriptions of tenancy contracts in Sharjah are valid for one year.
• A subscriber’s sign during E-service is an agreement to terms and conditions, fees, and fines.
