Putting your house on the market?

You’ve prepped your home for sale in every imaginable way. You’ve banished the clutter, applied a fresh coat of paint, trimmed the garden, decluttered the closets, organised the garage and even taken down the family pictures. However, before you place the “For Sale” sign, here are 4 key pieces of information that today’s buyers are going to want to know.

Prepping your home for sale

Property brochure

Get a quality brochure made for your house. The sales details should include high-quality colour shots of your home and garden, a floor plan, a description of each room and a critique of the neighbourhood. Make sure the brochure is ready before the first person views your property. Most importantly,  it may help your home to sell faster by putting out key information upfront and eliminating the need for guesswork and waiting time for the buyer. Delays allow buyers to get cold feet or spot more properties.

Detailed floor plan

Buyers like to know room dimensions, so if you don’t have the latest floor plan drawn up, have one done or your home measured by an appraiser before listing your property.

Staging your home

Utility bills

Don’t throw away those utility bills. Buyers like to know what they can expect the electricity and cooling bills to be in a home. Review your bills over the last year or two to get an average of costs in the summer and winter months. Having this information ready will help buyers assess the total costs of owning a home.

Local conveniences and service providers

Compile a list of vendors who you’ve used for services such as lawn maintenance and local conveniences such as shops and restaurants. Buyers will appreciate having this information, probably electing to use them as they settle in to your home.
