How To Register for Off-Plan Properties in Ras Al Khaimah
Registration of off-plan property in Ras Al Khaimah is a simple process. When you purchase or sell, you can complete the registration through the official RAK government website.
To start the process, simply head to the Services section on the RAK e-services portal. Then, select RAK Municipality. click on “Real Estate Regulatory Administration (RERA)” and then select “Off Plan Sale Registration Service.”
This off-plan service allows you to register the under-construction property you are purchasing in RAK.

Fee for Off-Plan Services in RAK
Process
After opening the page for the Off-plan sale registration service. Follow the steps specified below in order:
- Sign up using the RAK portal account.
- The request will be submitted upon opening it and attaching the required documents.
- Payment of the requested fee.
- The case will then be approved by the HOS.
- Upon approval, the buyer will receive the off-plan sales registration certificate.
Other Services
The Ras Al Khaimah municipality offers various other eServices for off-plan property. Through said services, users can modify, cancel or transfer their off-plan property.
Off-Plan Sale Modification
The off-plan sale modification service is for any changes to the details of the initial sale registration certificate. The process for the off-plan sale modification request is the same as the registration process. A fee of AED 3000 is also charged.
Only the developer is allowed to request off-plan sale modification. Through off-plan sale modification, the developer can change the following terms:
- Property Number
- Selling Price
- Payment Plan
- Area Measurement (Building permission request with RERA approval required)
Off-Plan Sale Transfer
In case the owner decides to sell the property, they can transfer the sale through the off-plan sales transfer services on the Ras Al Khaimah Municipality website. The user simply needs to go through the same process as before and pay the required AED 3,000 fees.
The user also needs to get a No-objection Certificate from the property developer and the initial sales registration document.
