Q&A with Mohammed Shameem
How long have you been in the industry? I have been in the real estate industry in Ajman for nearly 10 years. Which areas do you specialise in? I specialise in Ajman as a whole and deal with freehold property for sale and rental. Why did you decide to become a real estate agent? Real estate gives you the opportunity to meeting many different people, I speak multiple languages and this really helps when trying to close the deal. How would you describe the current property market? Its a movers market, prices have come down which means more people are able to move. This is great for us as it provides more clients and opportunity. Tell me about your big achievement In the current situation where the market is getting tougher, the only way we can survive is by making sure that our service is at its best. I’ve sold plenty of properties in the past, but the 2 bed in Horizon is a bit special as it sold for AED 315,000 and I managed to receive 2% commission from both the seller and the buyer. This just shows that being a good agent is not enough, you need to be exceptional. How do you tailor your approach so you set yourself apart? First and foremost I study the customers’ requirements. I can then tailor my approach accordingly. I try to make them feel confident about the deal, offer advice about the market and their particular property. Any words of advice for someone looking to sell their property in Ajman? I would suggest the owners don’t sell just yet, but instead rent out their units and keep it as an investment for at least a year and a half. The market will influence my negotiations, if it is a seller’s market I would negotiate with the seller and if it is a buyer’s market then I would negotiate with the buyer. What’s your favourite vacation you’ve taken since living in the UAE? Last year I went to Bali however, I am now planning to visit my favorite vacation destination in December — the UK. If you had 2 million dirhams to invest in real estate, where would you put your money? I would invest in Ajman. I’d buy an apartment in a finished building and rent out the unit. If you didn’t work in real estate, what career would you pursue? I am a trained Chartered Accountant, so I would have continued down this path.
