  • Valid passport for non-resident foreigners or a valid UAE ID for the seller, buyer, and their legal representative.
Businesses:
  • The original property ownership certificate or title deed.
  • The business licence and establishment contract of an organisation.
  • An NOC / clearance certificate issued from the developer of a real estate unit.
  • An initial sale contract was provided by the real estate office (if any).

  • Go to the official website of Department of Digital Ajman and log in to the E-services portal, after creating an account.
  • From the Service Catalogue, select ‘Department of Land and Real Estate Regulation’ and then select ‘Sale Registration of a Real Estate’. 
  • Select ‘How to Apply’ and then select ‘Start the Service’.  
  • Here, you will submit your application request with the required documents.

The service fees for registering real estate sales in Ajman are as follows:
  • AED 2,500, minimum or 2% of the property’s worth for citizens and nationals of the Gulf Cooperation Council for real estate sale.
  • AED 3,000, minimum or 3% of the property’s worth for non-citizens, for property sale. The buyer is responsible for paying ownership fees.
  • AED 5,000 as a no objection to disposal of common property lands.
  • AED 3,000 for real estate registered under government and semi-government housing projects.

  • AED 3,000, minimum or 3% of property’s worth for non-citizens for registering a property by virtue of court decision. The buyer has to pay the ownership fee.
  • The buyer is responsible for paying 2% of the real estate unit’s worth.
  • AED 2,500, minimum or 2% of the property’s worth, is required to register a property in accordance with a court decision.
  • AED 1,500 is required for the registration of real estate property under the government and semi-government housing schemes.
  • AED 200 agency fees when selling to first and second-class relatives, AED 1,000 if selling to the same agent, and 2% of the property value (or 3% for repeated agency) if selling through a different agency, all of which are borne by the seller.
  • AED 2,000 for the registration of property sold in an office-conducted open auction.
  • AED 1,500 for the registration of real estate sold in a department-conducted auction.
  • AED 350 for issuance of a title deed or certificate.
